THEY GOT WHAT?!

When selling your home in this market, one of the most important decisions you can make is your initial listing price. The closer you are to being the right price when you put your home on the market, the higher the price you will ultimately receive and your home will sell in a more timely fashion. The most effective way to determine the right price for your home is to review the sales prices of homes similar to yours. As difficult as it may be, try to make a fact-based decision by evaluating actual sales prices (not asking prices) of homes that have sold within the past three to six months. It's very easy to overprice your home because of your emotional attachment to it. This is perfectly normal -after all, your home is special to you and your family. However, keeping your emotions in check and pricing intelligently should result in your getting top dollar for your home. Remember, making the right pricing decisions at the beginning of your home selling process gives you the edge you'll need in today's tougher real estate market. With that, here are the homes that sold during March.

February 2008 vs. February 2007 YTD-Single Family Homes
New inventory (the number of homes going on the market) decreased 29.4% (36 YTD 2008 vs. 51 YTD 2007). There was a 23% increase in the number of sales (16 YTD 2008 vs. 13 YTD 2007). The average sales price decreased approximately 10.5% to $766,531. Overall, the average sales price for single family homes in Rockland County (inclusive of the river villages) was $529,388, down approximately 6.4% over the same period last year.

February 2008 YTD vs. February 2007 YTD-Condos
New inventory (the number of condos going on the market) increased 41% (24 YTD 2008 vs. 13 YTD 2007). There was no change in the number of sales (5 YTD 2008 vs. 5 YTD 2007). The average sales price decreased 35% to $388,400. Overall, the average sales price for condos in Rockland County (inclusive of the river villages) was $271,530, down 8% over the same period last year.
